Conceptual Plan 1646 is an updated version of The Pruitt house plan 1471. This contemporary design features a low slope roof and a brick veneer. The front-entry, three-car garage offers storage space inside.

Double doors lead to a bright and open foyer with windows on each side to flood the space with natural light. The great room is directly ahead with a fireplace and a decorative tray ceiling. Continue living outdoors to a spacious rear porch. The island kitchen enjoys an attached dining area and a nearby walk-in pantry.

The master bedroom is a private retreat with a decorative ceiling treatment and rear facing windows. The master bathroom is thoughtfully designed with a double vanity, walk-in shower, linen closet, and an adjoining walk-in closet that connects with the utility room. Two additional bedrooms are across the floor plan. Each bedroom enjoys a walk-in closet and access to a full bathroom.

A mudroom entry keeps messes contained with a built-in bench plus storage and a coat closet. With a secondary entrance from the mudroom hallway, the utility room provides abundant cabinetry and a laundry sink.

      I like the half bath just off the garage as well as exterior door from the garage on the Pruitt but missing on this plan, something I would add back in. People often work in their yards and don't want to walk through their entire home to get to a bathroom. I realize one of the goals was to downsize this plan a bit. (I don't miss the screened-in porch.) I do appreciate the mud room and the pantry just off the garage for easy grocery transport. I like the design of the master bath (many of us don't use tubs) with the extra-wide double vanity with room for an upper cabinet between the two sinks (great for storing everything out of sight). Having access to the laundry is a nice touch to reduce laundry transport. I appreciate the sink in the laundry room (not in many DG homes this size) as well as the storage. I also appreciate the secondary bedrooms are still a good size with walk-in closets rather than quite tiny as in many floor plans. Separate bathrooms makes for better resale and is more desirable for most people. Even empty nesters like me often want three bedrooms for when family or friends are visiting, and larger bedrooms allows the rooms to be used for other purposes, such as an office, hobby room, or exercise room while still having a bed for when guests are present (even if it may be a Murphy bed in some cases). Of course, the open layout for the main living area is fabulous. I wish more DG homes had three car garages by default. They could always be wider and deeper as anyone with a large, long truck or a fishing boat or trailer can appreciate. When thinking about aging in place, wider entries into the home and throughout the interior are always something to consider in ranch designs. Wider doorways and hallways also minimize wall damage over the life of the home. Making a plan friendly for seniors and advertising it as such could increase interest. Young families would likely appreciate those same features once they moved in. This plan is one of my DG favorites. Thanks for sharing it!

      I'd: make the Great Room wider front to back (by a foot or two) and put the fireplace on the back wall flanked by two French doors. Id make it wider because the 3 or so foot at the front of the house would be used as a "walkway" rendering your great room to only 14' wide. Make the bathroom in the "bedroom hallway" the one with the bathtub. Turn the linen closets into the entry for the master bedroom WIC and close off the other two entry points. Remove the wall in the kitchen with the upper cabinets and extend the island, opening the kitchen up to the GR and Foyer. Last but not least, I'd angle the garage slightly so it didn't over power the front of the house.
