Conceptual Design 1612 is a Craftsman house plan with an angled courtyard entry garage. The elaborate façade is adorned with arched gable brackets, arched windows, and stone accents. Board-and-batten wraps around the design and tapered columns create a grand entry to the vaulted front porch. To the rear, a dramatic arch sits above the covered porch.

Inside, the floor plan is equally impressive with a coffered ceiling and fireplace in the great room. The kitchen features an island and nearby pantry while the spacious dining room is topped with a tray ceiling.

The master suite enjoys a tray ceiling and two massive walk-in closets. In the master bathroom, find dual vanities, an oversized walk-in shower, and a stylish freestanding bathtub. Separated for privacy, two additional bedrooms are on the opposite side of the floor plan. Each bedroom has a walk-in closet, and they share a Jack-and-Jill bathroom.

The two-car garage offers storage options, and a mud room provides a coat closet and a built-in bench with storage. A laundry sink and built-in cabinetry are available in the utility room and a powder room is just steps away.

A media/office room is available on the first floor and an optional bonus room is upstairs.

      I love many of your plans, especially those where the garage and master are at opposite sides of the home. I'd like to see more plans for singles or couples with creative mud/laundry/pet rooms, the idea being having dogs with room to play and keeping them separate from the master and living area.

      Overall LOVE the plan. The WIC's in the guest bedrooms are a plus:) Not a huge fan of the entrance to the Master Bedroom in the Great Room. I would rather have a hallway to the entrance or a corridor. Also, no need to have the door from the Dining Room area when there is one just around the way in the Great Room.

      Traffic doesn’t flow well. It is forced through the kitchen work area. I would not build based on that bottleneck.

      I like the plan. We are looking for a plan less than 3000 but more than 2500 sq ft that will lend itself to a Rustic Mountain style. I prefer side entry or rear entry garages. Could you move the garage to the side, make it accommodate a 3 or 4 car/workshop/golf cart garage. Move the bedroom on the side to the front. Keep both secondary bedrooms with their own private bathroom, have the entry from the garage meet up with the side entry to the kitchen to allow easy flow through the home. The pantry could be larger to accommodate small appliances and free up cabinet space for more everyday use items.
