Conceptual Design 1591 is an updated version of The Coleraine house plan 1335. This one-story modern farmhouse features a board-and-batten exterior and metal roof accents.

The front porch and foyer lead to an open floor plan with the great room and dining room sharing a cathedral ceiling. Double doors exit to a rear screened porch with a cathedral ceiling and skylights. The kitchen faces the front of the home and enjoys a window above the sink and an adjoining pantry. From the garage entry, find a mud room with closet and a large utility room with a laundry sink and a side-entry door.

The master suite is spacious, and a vaulted ceiling further enhances visual space. The master bathroom offers a freestanding bathtub, walk-in shower, and a dual vanity while a linen closet and two walk-in closets are available. Two additional bedrooms share a bathroom on the first floor and an optional bonus room and a full bathroom with a double-sink vanity are upstairs for a media room or home gym.

Really like this layout. Good size rooms and nice screen porch. I'd make the front windows symmetrical (make bedroom window to left of front door mirror the one for the kitchen on the right). Maybe extend the garage so there's room for a safe room/storm shelter - a consideration for folks in a lot of states.

Hi. Although my two mods would be simple to do during actual construction, I'll share with you: A window in secondary bathroom (thanks are in order for window in bonus room bathroom), and front porch, this looks like six feet. Widen to at least eight feet. Thanks.

I love this plan! If you could trade the kitchen and the dining room, this would be perfect!!!!!! How much would it cost to modify this change?
