Conceptual House Plan 1586

Leave us your feedback and suggestions at the bottom of this post!

Conceptual Design 1586 is an updated version of The Keegan house plan 946. The board-and-batten exterior is complemented by stone while decorative wooden brackets and metal roof accents offer rustic charm.

From the front porch, step into the foyer with a coat closet for guests. The dining room is open with a tray ceiling and columns defining the perimeter. The great room and kitchen are a shared living space with a cathedral ceiling and a clerestory window to bring in natural light. The great room enjoys a fireplace and opens to a rear deck. In the kitchen, find a center island, a window over the sink, and a nearby pantry.

The master suite is a private retreat with a cathedral ceiling, a walk-in closet, a linen closet, and a bathroom with a dual-sink vanity and a walk-in shower. To the opposite side of the floor plan, two bedrooms share a bathroom and a linen closet.

The two-car garage provides a storage bay and the utility closet is an efficient use of space in this modest floor plan.

If you would like this plan with a bonus room, see Conceptual Design 1599.

This plan checks all my check boxes: coat closet by the front door, compact owner’s suite with large closet and right-sized bathroom. The split bedroom plan provides nice separation, and the utility/W/D area is well-located and has just enough space. Well done! Now . . . . More 2BR/2BA (double suites) plans, please.

Nice home plan especially for the size (under 1,500 sf)! I have a mountainside lot in Asheville and am looking for a narrower house something like this with a min. 1,500 sf on the main level with a walk-out basement with 2 BRs and 1 BA and a small den on the lower level (about 500 sf). I love the exterior detailing of the stacked stone paired with the board and batten siding - a great look! I would like to see the "deck" area as a covered / screened porch across the back of the main living area with large sliders that join the indoor and outdoor spaces and a utility room that is more than a laundry closet. This plan could also be architecturally styled nicely as a modern / contemporary house too as a contrast to the craftsman aesthetic. I continue to compare this to your "Winfred" plan. Thanks!

Wow. This has many features I love yet is economical. I love the added window above in the great room to banish gloom, I love that it has a large pantry, and laundry is in a closet (for the life of me, I cannot understand why people want laundry rooms, or want to walk through them from the garage), I love that it has a small storage area by the garage that could become a drop zone or a bench with hooks, and I love that you can enter the primary bedroom and head into the bathroom without waking your partner or tripping in the dark. I also love the ceilings and the large kitchen island. The only change I would make would be to widen the home on the right to enable reasonable sized secondary bedrooms, a drop zone, and a wider pantry. I would also consider putting a porch behind the kitchen.

Very well planned. I would like to see the house with a hip roof, except for the front gables. I think a hipped roof would give it an attractive country French look.

Where would you suggest put stairs to a basement?

Hi Tom! We typically add the basement staircase near the garage. We would likely bump the garage forward a few feet to make room.

I would like to add a 4th bedroom and a powder bath, make the master bedroom and the kitchen bigger; increase the square footage to 1750 sf also on the exterior brick 80 % and 20% board and bat and then buy it.

I love this plan. For my needs, I would switch kitchen and dining room, make pantry a 1/2 bath and add cellar stairs in garage. I am really liking your plans that are under 1500sqt and but feel much larger. Trish

Nice looking design however if there’s a way to add a 4th bedroom with full bath and bonus room upstairs we would purchase it now.

This is a great plan, w reasonable amenities for those on a budget. It would be a good retirement home.

I would like to see the Master bedroom flipped with the bedroom to the front of the house and the bathroom to the rear. Will there be a basement potion?

Hello, Are you planning on putting a bonus room over the garage? The reason I ask is because my wife and I are a fan of your plans and your website and hope to one day build a new house (1 story, about 1450-1550 square feet, 3 bedroom, 2 bathroom, 2 car garage) since we are now empty-nesters. I'm still working and my wife has a home-based business (long arm quilting) and would like to put her quilt studio on the 1st floor (preferable) or in a large bonus room (about 350 square feet) over the garage with access via L-shaped stairs. If her quilt studio is on the first floor, square footage for the house would increase to 1800 - 1900 square feet.
