Conceptual design 1581 is an updated version of The Miranda house plan 1420. The board-and-batten exterior is complemented by cedar shakes and decorative gable brackets. The front entry garage and narrow width works well on a smaller lot. Large windows and a stone skirt enhance curb-appeal.

The foyer offers two storage closets and a dining room defined by columns and a tray ceiling is adjoining. A cathedral ceiling spans from the great room to the kitchen, keeping the living spaces completely open. The great room offers a fireplace and built-in shelves while double doors lead to a spacious screened porch with a cathedral ceiling and skylights. The kitchen features a center island and a window over the sink for rear views while a walk-in pantry is nearby. The garage has a storage closet and just inside, find additional storage under the bonus room stairs. A pass-through utility room is efficient and space saving.

The spacious master suite is topped with a tray ceiling and has private access to the rear patio. Two walk-in closets are met with a double-sink vanity for couples and a walk-in shower completes the thoughtful master bathroom. Two additional bedrooms are on the opposite side of the floor plan and share a bathroom and linen closet. A bonus room above the garage provides additional square footage for a future expansion.

      It is difficult to design a functional small house with interesting architectural details, but you have created a beautiful little house here. Only minor items need to be changed to make it perfect. It needs a locker coming in from the garage. It should have a private water closet in the Master Bath. The left WIC for the Master could accommodate the water closet and the remaining space could be a coat closet by the stairs going to the Bonus Room. I am not crazy about the front bedroom closet, but I see no other options. Maybe full stone on the Dining Room exterior wall that matches the half stone on the Garage and box window in the Front Bedroom and I would call it PERFECT!

      We are empty nesters. We have been looking for a smaller home plan, but we still want that awe factor with all the bells and whistles. My wife loves that modern farmhouse look! This plan with its high ceilings might just fit the bill. Glad to see the walk-In pantry on this one. Most small homes look like they were designed for first time home owner. Glad to see a smaller home that has the extra details in it. We laugh every time we see a plan we like because they are always a Don Gardner. Keep up the good work and cant wait to see how this one turns out!
