  Dear Sir, The kitchen should be next to the great room. This makes it more open concept. The great room is where the life of a home is. Why do I have to walk through the dining room for a soda? So then, the dining room should be where the kitchen is. Kitchen gains still has immediate access to both areas for formal and informal events. Third. Almost everyone's design minimizes the laundry area. I have a laundry princess. Kick out the wall six feet where the master sinks are. Make a cool alcove. Slide everything to the right. Thus, you can double the laundry area. Lots of cabinet storage and folding area with nice sink and room for two dryers and one washer. Efficient. Trying to help only. Please do not send me burdens of emails. I am overwhelmed. Frank

  I agree with the person who wants a mud room. Perhaps extend the garage forward to create an entrance and room near the stairs.

  The plan would be great for empty nesters. I commented on an earlier plan that it is important to have a real mud room with a landing zone for phones, mail etc. Also, this house desperately needs an entrance foyer with coat closet. Bigger master closet, please.

  If I were building this home I would do the following: Get rid of chimney stack on exterior and install a gas fireplace. Wood burning is messy/not practical. Master Bath- Has to many doors, I would eliminate the door on the linen and use built-in wood shelving and baskets for storage. Not sure what kind of door is on the commode room but if it is bi-fold I would use a swing door as it will most likely stay closed all the time (except when accessing that room) and it looks much nicer. Not a huge fan of skylight, would replace with a divided transom window above sink & mirrors for natural light, LED can lights . Repeat look in commode room. I would consider french doors in dining area for greater access to back porch and outdoor entertaining space. If you get the style where you can lock one side with a slide bolt it has the same effect as the shown back door. Eliminate the smaller swinging door and extend kitchen counter/cabinets to allow more work surface and storage. Not a fan of the back porch sky lights, I feel they are redundant and would not work in all areas of the country. I would put bypass sliding closet doors in 2 additional bedrooms. Swing out doors take up too much room, especially if you want a queen size bed, a couple nightstands and a dresser in each room. Based on the size of the house these are just a few practical ideas and some personal preferences. I am always looking to maximize storage space. I would look at taking the bonus space and making an additional master bedroom with sitting area, add an en-suite and walk in closet as well. Makes a great guest room or you could use the original master as the guest room when kids are older. Otherwise, plan is good, good use of space. nice layout. I like linen closets as most new home plans have eliminated them (as if we don't need them?). Exterior elevations are charming, love the differing finishes. On raised foundation style would use manufactured ledger stone to cover concrete to give home a finished cottage look. Add a few flower boxes and you are good to go! Always love your plans!

  Love the floor plan, the size and the farmh4look of the exterior. We are looking for a smaller home with no wadted space and a hreat layout and look. Mist plans I find many issues with. This I would leave as is.
