Conceptual Design 1572 is a two-story cottage that works well on a narrow lot. This design has a front entry garage and a width of 46'. The exterior is simple yet charming, with a mix of vertical and horizontal siding and twin dormers adorning the roof.

The foyer leads directly into a bedroom/study and closets and a powder room are conveniently located near the entry. The great room has a coffered ceiling and a fireplace. An island sits at the center of the kitchen and a pantry is nearby. Both the dining room and great room open to a rear porch with skylights. A mud room is just inside the garage entry with a bench seat and built-in storage and the utility room is adjoining.

The master bedroom is a true retreat with an elegant tray ceiling, thoughtful bathroom, and a spacious walk-in closet. Two bedrooms are upstairs, each with a walk-in closet and a shared bathroom with a double sink vanity. An optional bonus room with closet provides space for a guest suite or media room.

      Would like to see the front elevation if garage was designed as a side entry. Homerun plan. Would buy now if available but request that the garage be converted into side entry

      I like how a lot of the newer designs have the little mudroom and laundry room in its own space instead of combined. I would like to see the mudroom have a door leading to the outside as well as the garage. I've seen it in the larger homes. Also, it would be nice to have a SMALL resource room/study without compromising the number of bedrooms. I've seen this on other designer websites and they've managed to fit it in house plans under 2200 sq. ft. Thanks.

      Love this plan, but the MBR is definitely too small. I recently built the Courtney plan and one of the objections with that one was that the MBR was too small. Need to fit a King bed with side tables, dresser and high boy. Most everyone has that sort of furniture and wants to keep it. This plan does add one room to the 1st level and that's really nice. Excellent size garage.

      Like to extend the gable roof behind the master bedroom to have a deck behind the master bedroom that joins the deck in the center. Instead of building out the upstairs, use the stairs to go to a completed walk out basement with 2 bedrooms, family room, fitness room, and yard storage room.

      Why not make the great room ceiling cathedral with a large shed dormer to the back? It would add a lot of light and make the room feel much larger. With 2 bathrooms downstairs, it would be beneficial to make room for a tub downstairs, possibly in the secondary bath. With no tub in the master, a 5' shower would at least offer the opportunity to put one there allowing versatility. Rails along both sides of the steps leave an option of open view from upstairs, possibly a window from bedroom adjacent to stairs. This will improve air circulation especially in the winter with a woodstove.

      I like it but if it were my house, I'd like to see a soaking tub/jetted tub in the master. It would also be nice to access to the rear porch from the master.
