Conceptual design 1571 is a simplified and smaller version of The Oliver house plan 1427. The rustic exterior is instantly inviting with decorative brackets on the gables, a shed dormer, and metal roof accents. Board-and-batten is mixed with a siding exterior and stone enhances the appeal. Double columns and arched trim create a welcoming entry to the front porch.

The foyer opens to a stunning dining room with a dramatic tray ceiling and columns. A coffered ceiling distinguishes the great room and creates a cozy atmosphere, along with a fireplace. Double doors lead to a rear porch topped with skylights. A large island offers bar seating in the kitchen for casual meals or snacks and a window is above the sink for views of the backyard. A pantry is near the kitchen and just inside the entryway from the garage, making grocery drop-off seamless. A coat closet and the utility room are just steps away and a barn door can be closed to keep messes contained. Extra storage can be found in the garage and a side-door provides outdoor access.

The master bedroom has a cathedral ceiling and offers direct access to the rear porch. This is great for letting pets out in the morning. The master bathroom enjoys a dual-sink vanity, a walk-in shower and a skylight above for natural light. The walk-in closet is massive and connects to the utility room for ease of use. A bedroom and a bedroom/study are to the opposite side of the floor plan and they share a bathroom with a double-sink vanity and a large linen closet. A barn door provides privacy to these rooms. An optional bonus room is upstairs with built-in shelves and a full bathroom. This space is useful for a guest suite, gym or media room.

Is a walkout basement available on this plan

1571 is a very nice small home, can't believe I overlooked it this long! Love the open porches front and back. I would stretch the foyer a few feet to add a coat closet along wall of bedroom/study, and just go all the way through great room with those extra feet. Now we can eliminate the coat closet and linen closet next to utility room and stretch the utility room into that space, reverse washer and dryer, put utility sink next to washer, opposite wall is now all counter with cabinets above (can't have too much work space :) Proximity to MB exterior door makes taking laundry out to clothesline simple. Linen storage for MB cold be shelving on the short wall of closet. Definitely keep barn doors where they are. And my aging bladder can appreciate MB toilet location. Don't need a road map to find it in the middle of the night. With the shower stall faucet location on that wall an access door to a shut-off valve could be installed. For some reason tubs and showers never have one. Fortunately I was home when mine blew, had to turn off main till faucet got replaced. Also turn pantry door to face kitchen. Maybe widen kitchen slightly to accommodate a wider door? You really do pay attention to feedback, most recent designs now offer bathrooms and even closets in bonus room, there when you need it but out of the way when you don't. Thank you for making 2nd bathroom pleasant, rather than just utilitarian, and adding a decent linen closet to that wing. Front door- instead of sidelights - a double door for ease of entry for wheelchairs or replacing appliances and furniture. Love the architectural interest of gables, the rear has as much "curb appeal" as the front. Love the flow of angled entry (like the "Anna") to study. The "McKibbon" knocked my socks off when I first saw it, now I have a new love. Thank you!!! P.S. Sorry this is sooo long. It IS awesome that you appreciate feedback.
