Conceptual Design 1552 is a narrow cottage with a charming façade. This house plan is neighborhood friendly with a slim footprint and a front entry garage. Twin dormers adorn the roof and shutters frame the window above the garage. The welcoming front porch is flanked by tapered columns. A simple siding exterior is elevated by metal roof accents and an exposed stone chimney.

The foyer and the garage share an entryway and enjoy a vestibule with a coat closet. An arched opening leads into the spacious dining room and a large front-facing window ushers in natural light. Arches are continued into the kitchen and an island sits at the center with space for bar chairs. A pantry and utility room are just steps away. The great room fireplace is recessed, leaving more useable space while a cathedral ceiling and dormer window visually expand the room. A rear porch is accessed through double doors and takes living outside.

Two equally sized secondary bedrooms each have a walk-in closet and share a bathroom with a dual-sink vanity. A linen closet provides storage. The master suite is luxurious with a cathedral ceiling, access to the rear porch, and a wall of windows to showcase a view. The master bathroom offers two configurations. The first has a freestanding bathtub and dual sink vanity with a pocket door leading to a water closet with a walk-in shower. The second configuration trades the bathtub for a massive walk-in shower.

Upstairs, find an optional bonus room with a full bathroom. This space can serve as a full-time bedroom, a guest suite or a media room.

My husband and I are shower people, so we’d prefer a roomy shower with a seat. This is a great plan!

I would put a single sink in and possibly have room for both! Is the wall between the kitchen and dining area a load-bearing wall? I would like to switch them around but the wall would have to go...

  The main section of the master walk-in closet is 6'x8' and the divided section is about 4'x6'. Since this is a conceptual design, dimensions are estimations and may change.

Stellar job on this one. This gives me all the spaces i am looking for in a way I want to look for them. There is a kitchen company on Instagram called 1909Kitchen. They have a great kitchen and this plan would lend itself to having the kitchen with just a bit more of an extension. I would need a few more feet in the kitchen and in the greatroom to make this happen. All the other room layout work for a retired couple. We have a baby grand piano which I either need to extend the dining room or greatroom to accommodate. I think extend the dining room to the full front porch space and make a secondary media room withe the piano on the kitchen wall. I was pleased to see ample MB closet space and a simple master bath. While I sleep in a mAster bedroom bath space for 1/3 of my day I don’t want it to be the primary space allocation. I like my awake spaces to be visually stunning. I think this plan will be able to fit my needs. I will need to speak directly to your designers for options to accommodate the enlarged kitchen and extending what is called the dining room to accommodate the piano to make like a piano lounge space with another media wall. Very excited.

Definitely the large shower! Instead of the tub have a linen closet in the master bathroom. I would also flip the kitchen and dining room (putting the kitchen in front), and have an island between the kitchen and dining room. Our lives are more casual these days, and everyone gathers in the kitchen/dining/living room, especially when they are adjacent. I agree with exchanging the secondary bathroom and the laundry room, adding a doorway from the laundry to master closet. This house could be built without the second floor and would make an excellent retirement home. The stairs could then go to a basement or be eliminated for a slab-on-grade house. I would like a drop zone (with charging station) in addition to the coat closet in the vestibule (entry from the garage). I really like the laundry (should include broom closet) separate from the garage entry to the house; the garage entry should be as spacious as possible also. Eliminate the chimney and have a gas fireplace in the living room. Better for the environment! A screened porch would also be a good idea. Interesting exterior!

Without a doubt, the larger shower. I’ve lived in a house for twenty years with a separate tub and I’ve been in it twice.

I like a tub in the master bath. I would not build a house that didn't have one. Also, I would flip the secondary bathroom and the laundry room. Then, add a doorway form the laundry room to the master closet.
