Conceptual Design 1543 is a one-story version of The Whitcomb house plan 1218-D. This Ranch House Plan has instant curb appeal with a hip roof and a façade of stone, cedar shakes, and siding. Decorative brackets adorn the gables and shutters frame the windows. The front porch features double columns and a bay window in the garage is topped with metal roofing.

Inside the foyer, find a coat closet and powder room for guests. The great room and dining room are completely open to one another and share a cathedral ceiling while each room offers double doors to the rear porch. The great room is cozy with a fireplace and built-in bookshelves are on either side for displaying books and art. A window is above the sink in the kitchen and an island provides ample workspace. From the garage entry, find a mud room with a seat and built-in cubbies, a pantry, and the utility room with a laundry sink. A pocket door connects the utility room to the master bathroom providing convenience to the homeowner. The master bedroom features a dramatic wall of windows and is crowned with a unique tray ceiling. Two walk-in closets are perfect for couples and the master bathroom provides a dual-sink vanity, walk-in shower, and a freestanding bathtub with skylights above.

A bedroom and bedroom/study complete the first floor, each with a walk-in closet and a Jack-and-Jill bathroom. An optional bonus room and bathroom are upstairs, perfect for a guest suite, media room, or home gym.

      I love the masonry-accented exterior. It still has the covered porches, which I love on many of the "modern farmhouse plans", but the addition of masonry gives it a European twist. Love it! The floor plan is excellent, except that I wish it had a bigger pantry. Is there any way to expand the pantry storage by encompassing some "under the stairs space"?

      Like the larger laundry room with a sink and door. Gives you a place for potentially additional shelving or a place to store vacumn cleaners etc. since houses no longer have "broom closets" Like to location of the kitchen in this floor plan - open concept, but any kitchen "mess" not in the direct sightline of everything else.

      Love the powder room and closet right off the lobby for guests. Who wants to take guests through their personal bathroom If they don't have to? Love that the two other bedrooms both have walk-in closets. My ideal would be that they both have individual bathrooms, too. The pantry is located close to the garage, which makes bringing in groceries easy. The kitchen island is a great workspace since it contains neither the sink nor the cooktop. Closet in the mud room is a nice touch. The laundry room is a good size, but it would be better if there was a counter for folding clothes. The linen closet for the master bedroom seems in kind of an odd place since you have to leave the master bedroom to access it, but I don't know where else you would put it. The covered porch is a wonderful size. Overall, there's a lot to like in this plan. There are just some tweaks that I would make.

      Love this plan. I believe it would not be too difficult to enable the plan to have a stairway to a lower level. I also like how there is access to the laundry room from the master bedroom.

      Beautiful! European influence that has a real front porch. Great room/dining room is roomy enough for holidays and kitchen is efficient. Pantry is well placed, ease of delivery from garage and proximity to kitchen. Very clever how laundry room interacts with Master suite. It's also on an outside wall so laundry sink could be relocated to put a door in it's place. The octagonal shape wall in MBR is a dream. Dual closets puts one of them in interior (more walls between you and storms). Secondary wing is wonderful. The Jack and Jill bath gives private access from those bedrooms, which, along with their walk-ins are generous. The powder room keeps casual guests from having to go through them. The garage is large enough for today's vehicles. Bonus room really is a bonus. Full bath AND closet! Rear porch is awesome. Even the chimney cap is pretty cool! Wrap this up in brick and you have a timeless masterpiece.

      Needs room in master bath for 2 person jacuzzi tub and could make the laundry room a little smaller. Don’t really need a powder room with the bathroom between 2 other rooms opposite master wing. LOVE the open living, dining, and kitchen!!!! Also would love to see the elevation for a steep sloping lot.
