Conceptual Design 1538 is a smaller, one-story version of The Butler Ridge house plan 1320-D. Rustic exterior elements include decorative gable brackets, metal roof accents, a stone skirt, and rustic garage doors. An angled courtyard entry and a front porch create a welcoming arrival and enhance curb appeal.

A foyer with coat closet invites guests inside and double doors open to an adjoining bedroom/study with two closets and access to a full bathroom. A cathedral ceiling tops the great room and a fireplace creates a focal point. The gourmet kitchen enjoys an island and a nearby pantry. The dining room and great room both open to a spacious rear porch. Abundant storage is located in the garage and just inside the garage entry, find a mud room with a drop zone and coat closet. Just steps away is a linen closet and a utility room with a laundry sink.

The master suite features a tray ceiling and rear porch access. Two walk-in closets and a linen closet provide plenty of storage and the master bathroom is luxurious with a massive walk-in shower, a freestanding bathtub, and a dual-sink vanity. A large bedroom is on the other side of the floor plan and an optional bonus room is above the garage with a full bathroom. This space is perfect for a guest suite or media room.

      Really like this house plan! Especially like floor plans where the laundry room isn't a "walk through aisle" to another room and have sinks in them.

      This is a great plan. I recommend turning the laundry room into a small office (perhaps utilizing some of the garage storage area), then eliminate the mud room door off the front porch and create a laundry room/space with the porch and mud room space.

      This plan hits about every mark I'm looking for! I would, as some mentioned extend the master bedroom wall back to increase the size. I would also like to have the small area of the front garage bumped out to make a golf cart storage area.

      I really like this plan! It hits all of my marks - big covered front porch, foyer, walk-in pantry, window in the laundry room. I think it’s well thought out. I might extend the master bedroom back wall to be flush with the back great room wall, simply because turning corners makes for more expensive building costs. This is a winner, though!

          Great design. Windows even in laundry and bedroom that can be flexed. Angle garage made it 6ft too wide for our lot. Good size for empty nesters

      Love this plan! As an empty-nester, we have been searching for something 2,000 sq feet or less! How tall are the ceilings in the main areas - living space, dining and kitchen?

        Hi Susan, the standard ceiling height for this plan is 9'. The great room has a vaulted ceiling and would be around 16' to 18'. Since this is a conceptual design, we have not determined exact dimensions.

      I am looking for a home with 2 master bedrooms split floor plan Great room kit and dining all open With bonus over 2 car garage and the outside to resemble your Thompson but with square gable on front. Must have 2.5 bath with pantry around 1850 sq ft. Any suggestions

      make the fireplace a two-way (mstr bdrm & family rm). Increase the size of the mstr bdrm and the kitchen. Good to see a walk-in pantry in the design. Make the garage a 3 car garage and add a door to the back yard from the garage. A basement is a must have here in the midwest.

      Love it on a larger scale. Nice to enlarge m bedroom and a small office closet. Also a three car garage. It would go over big in Tellico Village where I live.

      I would enlarge the master bedroom by making the back wall even with the living room. This would increase it from 14x13 to approximately 14x17.

      The laundry room should be closer to the master bedroom or part of the master closet. With working women these days, it's nice to have it close to the master closet and a built in ironing board nearby is nice. Also, the dining room would make an awesome sunroom. Women with children need a place where they can have their own space away from the TV and a sunroom is the perfect spot. Make the study a bit smaller and add another bedroom near bedroom #2.

      I would like to see the front study as a formal dining room. and if there's code room a open staircase to basement. we're looking to downsize but have family over for holidays so we need a dining room. also much bigger garage. fireplace takes up to much of living room it needs to be on outside wall

      Another winning plan my suggestions would be to calm down that massive roofline a bit and remove that ridiculous uneven dormer. Vault the dining room and the kitchen area , Bring out the garage door even with the wall add a little tunnel under the staircase turn the storage area into a dog room with gate have a pet door to the backyard and full size door in the garage to access the room when necessary.
