Conceptual house plan 1525 is a two-story modern farmhouse with two master suites.

House plan 1525 is a two-story version of The Coleraine house plan 1335. This design features a modern farmhouse aesthetic with board-and-batten siding and a gable accented roof. Shutters frame the windows and a metal roof tops the bay window. This design features a two-car, side-entry garage and a third bay with a front entry. Columns highlight the large front porch and double doors create a welcoming entry.

The foyer offers a coat closet and leads the way to the great room with a fireplace, built-in shelving, and a cathedral ceiling that runs into the open dining room. Luxurious outdoor living is available through rear doors with an open porch and a screened porch, each with skylights. The gourmet kitchen offers a front facing window above the sink and centers around a spacious island. A butler's pantry, powder room, walk-in pantry and nook are nearby. The garage enters the home through a mud room with a drop zone, two closets, and an adjoining utility room. The master suite is topped with a cathedral ceiling with decorative beams and opens to the rear porch. The master bathroom is a true retreat with a dual sink vanity, freestanding bathtub, walk-in shower, and two skylights. The oversized master closet connects to the utility room for added convenience. A second master suite or study is on the first floor with a walk-in closet, multiple smaller storage closets, and a full bathroom.

Two bedrooms are upstairs, each with a walk-in closet and a shared bathroom with a dual sink vanity. Storage and built-in shelving is available in the hallway and an optional bathroom and bonus room provide expansion opportunities. Second floor of conceptual house plan 1525.

      I like the overhang balcony over the kitchen. I would like to see more measurements of closets to gauge size over conceptional design. If it were me I would take out the foyer closet completely. I really like the double staircase. I also appreciate the 2nd master option on the main for older parents. Is there opportunity for even additional bonus square footage or attic space over the single car garage? Great plan for downsizing, while trying to keep some of your most precious possessions from over the years.

        Hi Kate, thank you for your feedback! Yes, there should be some attic space over the single garage bay but you might need a modification since that roof line is lower.

      I would love to see a plan like this with the nook popped out a few feet and the master in front with rear or side garage. It is hard to find plans that work well on a east facing exposure with the master and kitchen both receiving the morning sun. The afternoon sun is brutal here and we would like to take advantage of the light in the morning while minimizing the exposure on the west side.

      This is really terrific. I would like this as a one story with a basement. I'd prefer the second master be in the back of the house. Also, I need to cut 100 square feet. The exterior door off the laundry is excellent for a dog kennel with outdoor attached run.
