Conceptual design 1509 is an updated version of The Valmead Park house plan 1153. This two-story home plan has a first floor master bedroom and three additional bedrooms. The board-and-batten exterior is accented by stone and multiple gables draw the eye upward. A subtle arch over the front entry is an appealing addition while a trio of double columns frame the front porch. The dining room is open to the foyer and offers a separate back entrance that is convenient to the island kitchen. Casual meals can be enjoyed in the breakfast room. The great room is topped with a 10' coffered ceiling and opens to a spacious rear porch. Outdoor living continues with a screened porch. The first floor master bedroom features a tray ceiling, dual walk-in closets, and a lavish bathroom with double sinks, a freestanding bathtub, and a walk-in shower. A second bedroom is on the first floor and can also function as a home office. The garage enters the home through a mud room to keep messes contained while a pantry and utility room are only steps away.

The second floor offers two bedrooms, a Jack-and-Jill bathroom, and a large linen closet. An optional bonus room makes a perfect media room, guest space, or leaves square footage for a future expansion.

      Can plans be made that include some rearranging of non load bearing walls on 1st floor. 2nd floor is good but would need small office in loft area. What would the cost be for alteration of plans? Also, can you provide a ballpark estimate of basic cost to build in Harnett County, NC?? Thank you, Camellia.

      Really nice plan. I would move the door from the garage to the mud room to the left and make the wall for the laundry room come all the way to the garage wall making laundry room much larger and then have a pocket door from master closet into laundry room.

      I also really love this layout. A couple things I have noticed when searching for house plans. 1. I would love a hidden pantry access through the kitchen (it doesnt have to be hidden actually, Just a door from inside the kitchen to get to the pantry.) Also was looking at the upstairs. I would rotate it to use the space above the garage as either a bedroom with the jack and jill bath or 1 Full bath. Having stairs & hallway open to below and that optional bonus room used as one of the bedrooms. I would allow the upstairs to be open to the lower Allowing a 2 story 1st floor great room. You could do windows on the back great room wall all the way to the 2nd story. You have a covered screened porch so the other one could just be a patio.

      Love the floor plan and look of this house! Is there anyway to add a 2nd full bath upstairs instead of the jack and Jill? I have two teenage girls! Thx oh and a 3rd garage stall would be great also.

      My husband and I have been looking at house plans for months now trying to find "the one"...I just found this one and I really LOVE the layout. A few of my main "must haves" are included, such as entrance through mud room (and utility located near mudroom), master on main floor, a flex room on main floor that can be a second main floor bedroom, kitchen/breakfast/family room open concept.....I also love the bonus room upstairs. Oh, and his and her WIC!!!!
