Conceptual house plan 1495 is an update of The Derbyville Plan 1032. Board-and-batten is mixed with horizontal siding for a modern farmhouse facade. The front porch is welcoming with a trio of columns that lead to arched French doors. A metal roof over the porch adds interest along with a stone chimney.

A study/guest suite is accessed through French doors and a closet and full bathroom are only steps away. The great room is cozy with a coffered ceiling, fireplace and door that opens to a rear porch. The kitchen is spacious with a center island that provides bar seating. A large single dining area is available for causal meals and formal dinners alike. The garage enters the home through a mud room with drop zone and the pantry is convenient for dropping off dry goods on the way to the kitchen. The utility room is adjacent with built-in cabinetry for abundant storage and a laundry sink. The master suite offers separate walk-in closets plus a linen closet. The bedroom is vast with a vaulted ceiling adding vertical space. The master bathroom grants every luxury with a dual sink vanity, a walk-in shower and a glorious freestanding bathtub.

On the second floor, two bedrooms share a Jack-and-Jill-style bathroom and each has a walk-in closet. An optional bonus room and media/rec room offers space for hobbies or future expansions.

      I would pull both the master closet and rear porch out to be flush with the back of the home to make the spaces larger. I would loose some of the mudroom/ utility area to make the kitchen a few feet longer with a larger island.

      Yes! Love this house plan so much. I totally agree on extending the front porch. Maybe even the back porch could be screened in. Please let me know when this plan is in the next phase.

      Very nice looking house with great layout. The WIC design for the master bedroom is a great idea. The open kitchen, GR and dining areas meet the desires of most of my clients. I may want to extend the front porch length a bit. Overall, comfortable design with potential for great curb appeal (colours, textures and cladding).
