Update: The front elevation has been updated and a rear elevation has been added. The utility room can now be accessed from the master walk-in closet. The pantry and powder rooms flipped location. One of the upstairs bathrooms is now a Jack-and-Jill. Conceptual house plan 1486 features Urban Farmhouse styling with board-and-batten siding and metal roof accents. This plan offers three garage bays in an L-shape layout. The foyer is open to a statement-making dining room that is framed in columns, topped with a shiplap-wood ceiling, and offers French doors that open to the front porch. The great room enjoys large 4-panel sliding doors that access the rear porch with fireplace. An L-shape kitchen centers around an island with prep-sink. A study/bedroom is available with a full bathroom. The master bedroom is stunning with a shiplap-wood decorative ceiling, an opulent bathroom, and a spacious walk-in closet. The garage offers entry to the home through the utility room or through a mud room with a pantry, half bath, and a bench with drop zone for bag, shoes, and coats.

Two sets of stairs lead to the second floor. The spacious second level includes three bedrooms and two full bathrooms. A reading nook features built-in bookshelves and multiple storage closets are also available. Additionally, there are two bonus spaces, one with a walk-in closet for an ideal guest suite, and the other is great for a media/game room. Second floor of conceptual house plan 1486.

      On the downstairs bedroom, I would flip the bedroom to the front of the house and put the bathroom and closet on the rear because that window in the shower seems problematic. I agree with everyone else that you should flip the pantry an half bath. I think 2 sets of stairs to more than most people need or want even for a house this size so I would eliminate one and try to shrink the width of the plan some. Not many lots allow for 80' width product. Good to see only one large dining room and not breakfast room.

      Love this plan! Thank you for not having an eating nook and dining but just a large dining space. Love the layout and modern farmhouse touches! I'm looking for a 5 bedroom 3/5-4 bath house and this hits a lot of wants!

      i like a lot of things about this plan. husband and i are planning on downsizing so these are the changes i would make: eliminate second floor. replace front stairway with bedroom suite. add fourth garage stall. keep rear stairway and bonus/bedroom over garage. 10 foot ceilings with expanded windows throughout. stone and brick exterior. (i find small dormer windows useless and a waste of space.)

      Love this a lot! Looking to purchase this plan ASAP! Would love to have access from master to laundry. Perhaps pushing W/D back and add a pocket door. This would separate his/her closet. Would also love to see a space upstairs for a stackable W/D. Spoke with y'all today. This is the plan! Amazing work! This will be our second DG build!

      Like this plan I would change small storage in garage, I would like to see access into master closet from laundry room. I would flip pantry and half bath. I would flip bathroom and study around. I like being to access bathroom from backyard for entertaining purposes. Plus this way you can use the space under the stairs for more closet storage Nice plan. I like the look from the outside

      Really enjoy the plan as a start, I’m looking something with a first floor master and in-law suite and this hits both perfectly. I have a few thoughts because I find the layout of the upstairs very clunky and confusing. If keeping layout same: *consider making the front bedroom a suite, doing away with the nook / alcove and making that a full bath. The nook is great in theory, but would likely be wasted space. *Then eliminate or shrink the orphaned bathroom, perhaps convert to an upstairs laundry? *It would make a lot of sense to jack and Jill the other two bedrooms. Layout changes: *swap rec room and front bedroom. *make that bedroom room a suite with bath access from bedroom and rec room *with extra space - add upstairs laundry where back dormer / bathroom shower is now. *consider making the rear right bedroom the “bonus” bedroom and the jack and jilling the other bedroom and what was the “bonus w/ dormer”. Move the closet to the dormer. Downstairs: *i agree with the other comment about the dining room size. I’d eliminate half bath and pantry, and close that wall in from garage. Move bag drop to that wall, and convert old “bench bag zone” into cabinets to function as pantry. *perhaps extend wall next to fridge and add walkway into rear of dining room. *It would be nice if the office / study had bathroom access from bedroom. *given size of family that would live in this house, is the garage big enough for say a Yukon? Perhaps the single bay could be a little larger to accommodate a large SUV. Anyway - just some thoughts.

      We are a huge fan of Don Gardner's designs and plan on using one of them to build our dream home in a few years. This is an exceptional plan for a large family, however, the Dining Room is fairly small to fit all those family members. I think, because of all of the bedroom space upstairs, I would rather push the great room into the back left bedroom along with the full bath, remove them, and place a dining area in between the kitchen and the expanded great room. It would make the dining space approximately 12x 17 instead of 13x13, perfect for a long dining table. Then, I would turn the dining room into an office, or flex space, perfect for someone who has a home based business (which is a growing number) because it has the wonderful feature of a separate entrance. This plan has so much potential it is exciting. Keep up the great work over there!

      I am completely in love with this plan. The great use of space. The back stair case the number of bedrooms and bonus rooms. Spots for a Christmas tree. I could go on forever. This is really a wonderful that could be used for a mutligenerational family too. Nice job.
