Conceptual house plan 1483 is a two-story version of The Ferris plan 1405. A mix of cedar shakes and stone lend a rustic feeling to this two-story design. The gables are accented with vertical siding and metal roof details enhance the facade. The front porch enjoys an archway and tapered columns. The rear elevation is equally impressive with an arched porch that showcases the exposed stone chimney. Once inside, double doors lead to the bedroom/study and another door exists to an adjoining bathroom with linen closet. A fireplace is the focal point of the great room and is complemented by a coffered ceiling. Outdoor living is plentiful with a screened porch and a massive rear porch that can be accessed from multiple rooms. The kitchen offers front facing windows and centers around an island. The dining room features a tray ceiling and a spacious pantry is just inside the garage entry for easy drop-off of groceries. A thoughtful mud room keeps clutter contained with two closets and a drop zone for coats, shoes and bags. The utility room only enhances storage and organization with built-in cabinetry and an abundance of counter space. The master suite is truly luxurious with a tray ceiling and a large walk-in closet while the master bathroom pampers with a freestanding bathtub, a walk-in shower and a dual sink vanity. Upstairs, find two additional bedrooms, each with a walk-in closet and a private sink in the shared bathroom. The optional bonus room features a walk-in closet making it perfect for a guest room or a recreation space.

      I'd consider reworking the laundry room/master bath and closet so there could be access to the laundry room from the closet. I like this plan!

      Being a lady who enjoys the study of house design this is a great home with options for some of the rooms double uses. The extra sink area upstairs would be nice for a stack washer dryer and small sink for cleaning using a bucket.

      Perfect Plan for us! Great space in the mud room area! What are other options for ceilings in dining room and master bedroom? Don't love a tray ceiling. Also the outside is busy, we like a clean, white, Hardi Plank Farmhouse. Any suggestions?

        Hi Susan! Those would both be easy changes! If you don't like a tray ceiling, you could just make it flat, you could do a coffered ceiling, or you could add beams. For the exterior, you can definitely simplify the materials and use vertical and/or horizontal siding. Neither of these are structural changes so you can typically work out the details with your builder.

      Excellent plan. Placement of the screened porch and bedrooms is perfect. I would need this flipped and with a walkout basement. We also need to extend the garage to enable courtyard entry. When pulling the garage out from the house more, then there would be room for a larger pantry, a better mudroom with room for dog space and man door access to the front porch.

      I really like it... everything I am looking for. I like the kitchen and dining room as is... if I have a dinner party and need to spread tables into the great room, the current layout will make that easier. Only changes would be to make the kitchen a smidge bigger (I am a baker so I would need room for a second oven). And eliminate the two story foyer... why heat space that's unusable. I really like two bedrooms upstairs and two bedrooms down. You could do something really creative with the doors leading from the dining room to the mud room. I think it has a lot of potential.

        Hi Amanda. Since this is a conceptual design, we do not have exact measurements for the front porch yet. But, in comparison to The Ferris plan 1405, we can estimate that it will be around 20'0" x 8'0".
