New House Plan on the Drawing Board 1437 is an updated version of our popular Craftsman house plan, The Markham 1299.

Conceptual Design 1437

Leave us your feedback and suggestions at the bottom of this post! This classic Craftsman house plan is complete in Cedar shake siding and stone accents. The garage has been relocated from a front, side entry to a rear, side entry. The front porch is framed in columns and an arched entryway is a charming addition. This design lives much larger than its 2649 sq ft by making efficient use of space with garage storage, a walk-in pantry, a spacious utility room and mudroom. Each bedroom has spacious closets and the master bedroom includes a sitting area and access to the back porch. This house plan has an enlarged screen porch with vaulted ceiling just off the dining room which features an inviting fireplace for year-round enjoyment. You also have a nice covered porch area off the back of the house. This house design also enjoys a single dining area that is ideal for family meals. When the weather is nice, take dining to the screened porch and for those cooler days, the outdoor fireplace keeps it nice and cozy. The great room is spacious and opens to a rear porch while the kitchen enjoys front of house views and a large island.

The master suite features a bathroom designed for two and a huge master walk-in closet with seating bench. A full bath adjoins the bedroom/study and an additional full bath and linen closet are shared by two secondary bedrooms. The depth of the garage has been enlarged to accommodate larger vehicles and a storage bay is available for keeping outdoor gear or lawn equipment. The oversized bonus room above offers additional space for a guest bedroom, craft room, or media room.

      Love most all of this one would like to see a bigger shower in Master. Also would love to see Kitchen Flipped and option full bath up! I would consider this one for my own residence.

      Lots of things to love about the front elevation, but I'm not sure about the flared area around the foundation. Would like to see something more in line with The Carden, The Zander or The Elise.

      Needs another bathroom and an attached in law suite and this would be perfect. We are building next year and we have been looking for attached casita (either through a breezeway or porch, but haven't been able to find a nice looking plan.

      Lots if comments on this plan! Nice one and popular. As you know i would push the dining room and screened porch out to make 14x18 dining room. But a guest coat closet is needed in foyer. And a linen closet. The mop closet and a vacuum cleaner closet could be added into the laundry room. Good plan- so texturally pleasing to the eye.

      This plan is close to being perfect. My changes would include flipping the right side so that the garage is on the front and the bedrooms take advantage of a rear view. I'm also not sold on the need for a full bath off the hall/study. Otherwise, I think this is great.

      This is a great plan but I would like to be able to have the option to access the study/bedroom from the hallway instead of the front foyer (without going through the bathroom). A bathroom in the bonus room would be nice too. Something I have looked for in your plans is a fireplace on the rear wall of the family room. It would be nice to have a wood burning fireplace with exterior clean out.

      We love this design and it’s about 95% of our perfect home. The area we are in, a majority of the homes are built with basements, so I would add the basement stairs. Our property that we would build this house on is a walk out site, which means everything you see on the screened porch/regular porch will be mimicked in the basement area. We could even do a walkout garage, depending on our budget. Our comments below are what we would like to change to suit our needs and tastes and are not negative towards the design in anyway, as we feel the design is very well-matched to our styles. We're ready to pull the trigger on this design right now, if we can incorporate our changes. Garage  Four (4) Car garage and offset the above garage bay from the 24x23 garage bay to add dimension to the elevation  Correct door swing in garage where it doesn’t swing into screened porch door. Screened porch door to swing outwards and the door in garage to swing inwards to the wall  Door in garage to landing of stairway to basement Stairway  Add basement stairs  Open up stairways with no walls in front of stairways, giving it a greater scale feel  Window at landing of up stairway Bathroom/Garage Entry Hallway/Utility Room  Barn style pocket door in bathroom off of the bedrooms. Slide towards linen closet  Remove closet in hallway across from stairways and make that area a “family studio” with lockers and cabinets (Can be done after drywall stage with cabinet contractor)  Replace storage closet off of pantry with a countertop and cabinetry for an “L” shaped “E” space  Barn style pocket door in utility room. Slide towards W/D (Possibly no door and just finished opening) Bedrooms  Barn style pocket doors on closets with writable/erasable surfaces Dining Room  Sliding cavity doors in dining room. Cavity to be in wall of stairwell. Use TDL’s/SDL’s in the glass slider to simulate craftsman house style Great Room  Sliding cavity doors in great room that meet in the middle. Cavity’s to be on each side (Right/Left) of the sliding glass door units. Use TDL’s/SDL’s in the glass slider to simulate craftsman house style Kitchen  Rotate kitchen island 90° similar to plan 1290/1378/1379 (Can be done after drywall stage with cabinet contractor)  Take upper wall out above cabinets on right side of kitchen to the left of the range so the “E” space is viewable  Hidden door to the right of the range that matches the kitchen cabinets that leads into the pantry  Eliminate current pantry door to allow for “L” shaped “E” space Bedroom/Study  Put built-ins in bedroom/study in place of closets. (Can be done after drywall stage with cabinet contractor)  Hidden door in bedroom/study to bathroom that matches bedroom/study wall finishes. Swing outwards into built-in Master Bathroom  Eliminate tub in master bathroom  Put in a toilet closet area where the toilet and shower are and put a door that swings inwards to the toilet closet along the same wall where the door to the bathroom is  Relocate where the toilet is currently to the area where the shower was  Put an “L” shaped vanity in the master bathroom, from where the one sink is on the master closet/bedroom-study bath wall and die it into the toilet closet wall for a double sink/vanity  Area where tub and sink/vanity were, make a large shower, from wall of master bedroom to wing wall in master closet  Keep windows in the new shower area, but with obscure glass, so the exterior elevations do not change  Barn style pocket door into master closet. Slide to the left

      The above posts are great ideas. I love this plan. I like the idea of the bigger porch, but I am not sure how that will fit. It might have to be wider and then extend across the front. That may affect the roof line. I also like the idea of a closet and bathroom in the bonus room. However, the more bedrooms, the more taxes - 3 bedroom house vs. 4 bedroom house. I also think it would be great to have a double vanity to serve the two guest bathrooms. I think that overall this is a great layout for the size of the house. Thanks for the advice about looking at the Markham and combining some of the features. Again, the suggestions were great from the previous people. However, to accommodate the changes, the house may lose a few features. To give access to the bedroom/study from the master room may cause the bathroom between the two rooms to be taken away. Tough decisions. I like a bathroom to be handicap accessible since I am getting older and who knows what will happen. That's why I like the toilet close to the master bedroom and there appears to be room for a wheelchair. I also would get rid of the tub and just have a big shower. I know people like tubs for future resale, but most of the people I know don't use their tubs. Besides tubs can be in a another bathroom. I also like pocket doors to save some room. When will this floor plan be available? I like the Havelock plan, but it is larger and of course more expensive to build. This is a nice option.

      This is a good start and getting closer to my dream home. I am definitely looking for a garage at the rear. I would need a reverse image. I'd want a sitting room like in many of your other plans such as the Birchwood. I do like the master suite otherwise but can't tell dimension in this drawing. I am hoping for space for a wheelchair to access the shower and toilet. I would want the front porch to be about 8 feet deep. I would want a space for an extra refrigerator in the laundry and I believe it would fit in this plan. I do not understand why anyone would put a bonus room upstairs without a closet and a full bath. This hurts the resale value a good bit--not to mention the resale appeal. I'd also personally want a BR upstairs along with the bath and closet and, of course, access to attic storage.There appears to be room for a small bedroom at the rear by decreasing the size of the bonus if a closet & bath & attic access could be added over the bath/utility area below. I'd like both a DR and a breakfast room (like in the Birchwood) but it would be more economical to leave it as drawn here and I like the window over the kitchen sink. I'd want the foundation to be a slab with almost zero entry access for wheelchairs since my mother needs that to enter the home. Is there a possibility that something like I have described will ever be drawn?

      Really like the direction you're taking with designs that have that "old country" or "country french" look. Agree with the remarks above. Would like to see a plan that gives an option that encloses Screen Porch and uses it as a Morning Room, similar to your other plans. When we entertain, the ladies and men go their separate ways and need two distinct areas where the men can perhaps watch a game and the ladies can visit in the Morning Room.

      I love the kitchen window above the kitchen sink, which is missing in a number of these plan variations. I also love that the kitchen is "contained" - not sticking out into the living area, or seen/heard as you enter the home from the front and walk toward the living area. This is a more graceful entertainment layout than the others. I prefer a single dining area, so this is great. I also agree with the one response that mentioned they would prefer the closet next to the master. I wish the bathroom had a bigger shower. I like craftsman, but really (really!) dislike the look of shingles, and this one has a lot of them. How can it be adapted without them? I like the look of a classic, larger front porch style "classic" southern farmhouse (low country?) plans - round columns, tin roof, arched roof over front door. Can this plan be adapted to that kind of elevation? Also, it would be nice if there were an entrance to the study/bedroom near the master BR entrance, where the bathroom is. If you could shift the bathroom entrance toward the front of the home to accommodate a door there, that would be nice. When will this one be available?

        Thank you, Mary! You can choose any exterior material that you like instead of cedar shakes. Real stone or real brick would require modifications to support the additional weight. And you can also make modifications to change the exterior look of the design.       I like this plan! However, I would flip the master bath and closets; the bathroom humidity is really bad for clothes. I'd also put a sun tunnel int each of the smaller bathrooms. Nice work!

      I would buy this plan today if it had a large farmstyle exterior with larger front porch!!! Is it possible to fit a double vanity in bathroom across from utility room?
