Conceptual Home Design 1433 is an updated version of The Holden house plan #1168. This Traditional exterior features multiple gables at varying heights and sizes. Metal roof accents, along with timber wood details creates an interesting facade and the three sets of columns create a classic entrance for welcoming guests. A two-story foyer, along with an open and curved staircase, provides a grand impression from the first step inside. The designated dining space provides plenty of room for dinner parties as well as nightly meals. The great room enjoys a soaring ceiling and a fireplace with built-in book shelves on each side creates a nice focal point. French doors and large windows bring in natural light and allow access to the rear porch. The kitchen features a pass-though window to the great room and a center island for meal prep. A large walk-in pantry is located just across the hall. A screened porch offers views all around and a fireplace ensures you keep warm in cooler seasons. In addition to a spacious bedroom and luxurious bathroom, the highlight of the master suite is a dual-entry walk-in closet with plenty of storage and defined space for couples. A built-in 4-drawer dresser is located under the front facing windows. A study and full bath on the first floor can also function as a guest room. The utility room doubles as a mud room with entry from a side porch and a sink for clean up. The two-car garage also includes additional storage.

Two sets of stairs allow dual access to the second floor. Two spacious bedrooms share the upstairs bathroom, or there is space for an optional second bath. A storage room provides easy access to seasonal items and other items you want to put away. There is also a large bonus room that can be utilized to your liking.

      Hi! What a great house plan! I love all the different mixes with the exterior features, giving this house a great "wow" factor. The last comment, posted here was on 5/17/18, and this particular plan was still in conceptual design, is this still the current phase to date? Also, woud this plan work for a full walk-out basement? I do have some modifications in mind (if basic), how much added time would that work take on the drawup of this plan? Would you also happen to have a sketch drawing of the back elevation - 1433? The neighborhood we will be building in, the majority of the homes are Don Gardner, with a mix other custom architectural house designs, this plan would mix very well with the other homes. Thank you!

        Hi Bean! Yes, this is still a conceptual design and has not been selected for completion. However, you can purchase the plan and we will get it added to our completion schedule. It can take up to 16 weeks for a conceptual design to be completed so give us a call whenever you're ready to get started! We do not have a rear elevation or any additional details at this time, but those could be provided to you during the design process.       Great plan - it is one of the finalists for our Dream Home... Can you tell me if the 2835 sq footage includes the Screened -in Porch? And finally, can there be a stucco version of this home...? thanks

        Hi TK! No, the screened porch is not included in the square footage. And yes, you can change the exterior materials to stucco. That wouldn't be a structural change so you can just let your builder know where you would like to use stucco to replace the suggested siding.

      I love the utility being located near the garage entrance. I would like to see it serve as an "arrival center" with a built in desk and a small island for folding clothes as well a sink. A pocket door would also be great to conceal the space off from guest. I would want to walk right into the arrival center instead of walking into a hallway from the garage. As a previous comment states, I would also like the dining to not be separate from the kitchen if possible. I can't wait to see this plan finished. Looks like it might be a contender for us to consider purchasing.

        Hello Lx, All dimensions for this design are approximations since it is in the conceptual phase. The utility room would be approximately 14'8" wide since it is the same width as the bedroom/study. Comparing to the depth of the dining room, I would estimate the depth of the utility room to be around 8'.

      I think this is just about perfect! I adore the square footage focus on living spaces-with a single, open dining space and a large kitchen/living area. I love the straight foundation lines across the back, which is economical and allows for upgrades elsewhere. This might be what we have been waiting for!
